Your goal as a wholesaler is to find potential properties owned by motivated sellers, analyze them as investments, get them under contract and assign your rights these properties to investors. The best way to learn what constitutes a good deal is by actually trying to do deals – you want to avoid catching “analysis paralysis”.
Fix and flip investors are often too busy working on current projects to scout for new potential properties. So as a wholesaler, you want to position yourself as a valuable asset to the seasoned investor by bringing them off-market, high-equity properties in the areas they invest in. When you are able to do this consistently you will be well on your way to being a successful wholesaler.
